VAT Assistance

With the implementation of the new VAT Act (Act 1151) from January 1, 2026, almost all real estate transactions got a lot more expensive, with the applicable 20% VAT:

Developers and/or Sellers are the default GRA-Collection Agents BUT buyers end up paying for that. It's now a requirement for all prospective buyers looking at mortgages with the traditional banks to show proof of this 20% VAT before mortgage can be closed - this is in addition to the default 20% mortgage down-payment with them

- - Meaning you need to get about 40% of the property price from your own pocket before buying with a bank mortgage.

DCANS VAT ASSISTANCE POLICY

BUT, in addition to our Zero Down Payment option and Stamp Duty Assistance, The DCANS Group Limited absorbs this GRA 20% on your behalf in the following scenarios:

- Buying any of the properties built-for-sale by any of the DCANS Developers, or externally-sourced by our property trading platform, and you have minimum of twelve(12) months of your computed monthly repayment amount available to hand over at move-in time, -OR-

- You have minimum of twelve(12) months of your computed monthly repayment available to hand over before mortgage closing, IF you're buying a self externally-sourced qualified property.

The DCANS Group Limited (Corporate Parent) offers direct VAT & Stamp Duty Assistance for anyone buying any of our units with a mortgage from any of our in-house built-in direct mortgage providers, with minimum repayment period of five(5) years.

This relief comes off our total mortgage interest over the life of the provided repayment mortgage, but that amount would have to be made available to us at move-in time (not before), to pass it on to GRA on your behalf.

For example:

The total mortgage interest on 20yr no down-payment mortgage on a GHs400,000 property at annual interest rate of 8% on will be GHs402,983.

The applicable VAT (20%) and Stamp Duty (1%) on the GHs400,000 property will be GHs80,000 and GHs4,000, respectively. The total of GHs84,000 is what we're sacrificing off the mortgage interest for your benefit to use it to settle GRA for their applicable taxes.

So the amount to hand over at move-in time will be the GHs84,000 to pass on to GRA on your behalf.

Finally, the total mortgage interest payable to us would have reduced from GHs402,983 to GHs318,983  (GHs402,983 minus GHs84,000).

PAYING YOUR CLOSING COSTS

We offer flexible installment plans for some of these costs. However, if you're making the full VAT and other closing costs upfront, you can always choose to make that payment via Escrow.

NOTE

No closing will be made or property keys handed over to you until and unless we have a clear indication of settlement of these costs being done.
