Off-Plan Mortgages
Buying a property off-plan means purchasing a home or unit before it is fully constructed, which exposes you to financial, legal, and structural uncertainties and/or risks:
1 The builder or developer may go bankrupt before finishing the project, as a result of misapplying or diverting your payments, etc.
2 Your upfront deposit or milestone payments may be trapped or entirely lost.
3 Timelines stretch past the estimated handover date due to supply chain issues or capital shortages
4 The completed property may appraise for less than your agreed purchase price, complicating mortgage financing or resale.
BLUNT TRUTH:
Any developer that needs the prospective buyer's funds to start and/or complete the purchased off-plan project is not serious, and extremely risky for the buyer.
Worse case scenario, ensure deposits are held in a secure escrow account rather than the developer's operational fund, or put in some other safeguards.
BUT WHEN you buy any DCANS Property on Off-Plan basis, you don't pay a dime in construction financing !!
