Affordable Housing Mortgage

Direct affordable mortgages when buying any of the earmarked 50,000 affordable housing units (all with home financing in-situ) being developed and handed over on an ongoing basis by DCANS Developments (a sister company & part of The DCANS Group Limited) - Strictly for Ghana Residents First-time Buyer Owner-Occupiers. Both affordable housing units and accompanying home purchase financing are priced in Ghana Cedis.

Affordable Housing is a special asset class of The DCANS Group, and we have a firm delivery timelines and dates between now and 2032, for handing over completed units to approved applicants in our database on an ongoing basis and our 50,000th unit will be delivered by December 2032, without prospective homebuyers not requiring to make any upfront fee or deposit payment - All You cannot rent this type of property out or modify the construction (subject to planning permission, stpp) until you have fully paid it off.

We rid our platform off all hopelessly outdate business processes (useless pre-application meetings, mere idle talk, talkshop, paper applications, etc), by digitizing all relevant application processes - cost savings obviously benefit qualified prospective homebuyers. TARGET MARKET

Targeted at low to middle income earners who earn a net minimum monthly income of GHS3,000 - total household income (including spouses and working children). Minimum qualifying threshold for our Pre-Mortgage Platform via Rent-to-Buy Ghana is GHS2,000 (net monthly).

 - Salaried Workers (Public or Private Sector)

- Owners of Registered Businesses (MSMEs)

By virtue of our target homebuyer groups in the formalized sector, you're expected to be able to read, write, speak and understand basic english to follow simple online application procedures. You're free to seek independent financial and/or legal advice before applying to submit our online application to buy any of our units.

 

AFFORDABLE HOUSING FEATURES

• No Upfront Fees: There's no requirement for you to make any upfront fees for valuation or legals, or deposit to reserve a unit to buy. By virtue of providing a one-stop affordable home ownership platform, you don't pay a dime until you're picking the keys to move-in. However, you're required to provide documentary proof of you being qualified as an income earner worth our time for application processing.

 

• Proof of Permanent Employment & Regular Income: Minimum 12 months and 24 months Contiguous SSNIT Pension Statement required for Public Sector Workers and Private Sector Workers, respectively to demonstrate Proof of Permanent Employment. Cap-30 Pension Statement acceptable as a substitute for SSNIT Statement.

• Proof of Savings: Nobody bought a home empty-handed. Even if you're not required to make any upfront payment of fees or deposits, you need to have savings, as 3-6 months of monthly repayments will be required at the point of you picking the keys to move-in. You're not ready to buy your first house if you don't have savings.

A personal bank statement in your own name covering most recent six (6) months, with any of the 23 BoG-regulated universal banks showing a minimum final balance of GHS10,000 in cleared funds is mandatory to apply to buy a no upfront fee affordable home with us. Most recent six (6) months statement from a SEC-regulated institution is acceptable proof of savings or liquid investments (mutual funds, or other money market instruments only, not direct stock investment).

Investment instruments statements from by NIC-regulated insurance companies with definite maturity dates may also be considered. Similarly, a valid Tier-3 Pension Statement from an NPRA-regulated institution may be accepted as proof of savings or liquid investments.

 

• Maximum repayment term: 30yrs (but before age 60). The maximum repayment period of 30 years can only be availed by applicants 30 and below.

 

• Applicant Fee Options: You can either opt for a 100% Mortgage (No Down Payment, 100% LTV) or No Closing Cost Mortgages, but the two cannot co-exist. Whichever option you choose, there are no upfront fees - applicable fees are only due at move-in time when picking the keys to the property.

 

• Maximum annual lending rate: In line with our interest rate policies, the maximum mortgage rate with us is 12% p.a.. However, the maximum of 10% p.a. for both healthcare workers and teachers. The maximum mortgage rate for all healthcare workers of the TDG Healthcare Group of The DCANS Group Limited in Ghana (made up of DCANS Healthcare, Kaizer Pharma, Care Now Pay Later and GMU Medical) and all other qualified employees of The DCANS Group recruited via TDG Jobs Ghana is 8% p.a.

 

• Typical Affordable Housing Types: Typically 1-3 Bedroom Apartments and 3-4 Bedroom Semi-detached and Detached Houses. All designs are fixed and cannot be changed and/or modified - Only 3-4 Bedroom (semi)detached houses may be modified subject to planning permission and after full payment of the property.

 

• Affordable Housing Locations: We are rolling out developments in six(6) regions of Ghana for now, in line with our network of subcontractors: Greater Accra, Eastern, Ashanti, Central, Western and Western North. You can find more details on DCANS Developments' website.

We DON'T depend and/or rely on traditional bank financing, retail deposits or investments to finance our construction and/or developments. We're well-funded to execute all our projected 50,000 budgeted affordable housing units via a combination of seed construction financing from in-house, ongoing capital injection and groupwide re-investment policies.

We fund our construction & developments with our own funds (AML-compliant Global Balance Sheet Operations of The DCANS Group Limited, it's subsidiaries and/or divisions) via in-house investors include: Proprietary Trading Platforms DCANS FX and CityStreet Coders & Quants, Institutional Investors DCANS Investments (Ghana) and DCANS Capital UK, Direct Home Loans Providers DCANS Mortgage Ghana and DCANS Mortgage UK, Dedicated DCANS Property Fund, Property Flipping Platform The Property Portfolio Builder, Payment Providers DCANS Pay (Ghana) and Quid Pay (UK), Non-deposit taking Direct Lenders Sikamaster Loans (Ghana) and Quidmaster Loans (UK), Oil & Energies Trading Platform DCANS Energy, Groupwide Legal & Accounting Platform TLA Firm, Dedicated Non-retail Investment Platforms Crypto81 and XAU79, as well as 'Small' Hedgie C57H and Family Office OSFO and other intra-group lending partners.

JOB CREATION

HOW WE OPERATE

To buy a house with us, the first requirement you need to satisfy is our Proof of Permanent Employment AND Net Regular Monthly Income above GHS1,500 requirement, and not starting with viewing. All applications to buy any of our affordable housing units are done online (details below), uploading all supporting documentation.

Take note that, it's a crime to make false representations or submit false documentation to secure a service from us and we don't the time to tolerate any kind 'fraudulent nonsense' - All fraudulent applications will be rejected and such details submitted to law enforcement bodies. We have the legal reserves to rid fraudsters off all platforms of The DCANS Group Limited, and hence would make sure such offenders are prosecuted.

Qualified prospective homebuyers with genuine applications and/or supporting documentation will be contacted via any of The DCANS Contact Centre Phone Numbers: 0244189193, 0244189817 and 0244189402, or from official email address, to schedule in-person viewing of completed projects (move-in ready) or construction sites of ongoing projects.

We have all the time to engage successful applicants by allocating to them dedicated Relationship Officers (for whom you can direct all your enquiries to after the site visit). However, our platform makes no room for pre-application mere idle talk or needless talkshop.

 

HOW TO APPLY

Buying a house, probably the biggest purchase you may make in your lifetime is entirely different from buying a tin of milk from the supermarket. You need income and proper planning to embark on such a worthwhile journey. You need to gather a few supporting documentation to support your purchase application, less which it will automatically be rejected.

 

There are two(2) main application routes:

 

1. Existing TDG Ecosystem Customers

All existing customers of the TDG Ecosystem can login into their client area and apply, in other to avoid double submission of already provided details.

 

2. New Customers

a) Your regular minimum net monthly income must be above GHS1,500 to qualify to apply via DCANS Developments Free Online Form.

b) Owners of Registered Business must be existing webhosting customers of GhanaStartups.org (a sister company & part of The DCANS Group Limited) before you can apply there directly. However, if you're a business owner and you contribute to SSNIT for yourself in Tier-1 (not the Informal Sector SSNIT Pension Scheme, Tier-3), then you can apply directly with us vis 2a above, without having to do anything at GhanaStartups.org.

 

Note: We would only schedule viewing of completed projects or visiting of construction sites of ongoing projects for qualified prospective homebuyers with applications in our database. No Upfront Fees required until you're picking the keys to move-in. Viewings and Site Visits are almost always scheduled in groups.

Additionally, it's not compulsory to proceed to buy the property after viewing or visiting ongoing construction sites. You can simply walk away without incurring any cost with us. 

 


 

DCANS AFFORDABLE HOUSING ALTERNATIVES

There may be several reasons why you don't qualify for apply to a buy any of our affordable housing units. Whatever be your reason(s), you may also consider other Housing Solutions provided by the TDG Real Estate & Construction Group of The DCANS Group Limited:

• Build Now Pay Later

Build Now Pay Later allows litigation-free land owners and in encumbered status, and who can demonstrate proof of regular minimum net monthly income above GHS1,500 to get their owner-occupier homes started and/or completed for them and repaid up to 30yrs (but not exceeding pension at 60).

 

• Building Materials on Credit

The Builder's Choice allows you to buy all the building materials and supplies you need to complete your owner-occupier project, now and pay later in monthly instalments not exceeding 60 months (5 years).

 

• Middle to Upper Class and Non-Resident Home Options

If you have a relatively higher income to match the asking property prices under this category, then you can buy a qualified unit via DCANS Properties.

 

• Rent & Pay Monthly
