DCANS Mortgage is a non-deposit taking direct mortgage lender and not a bank. All loanable funds are private patient capital from dedicated, sustainable and reliable sources and not sourced funds from retail deposits and/or retail investments, or the general public.
For the uninitiated, our non-deposit taking status should be distinguished from the deposit or down-payment you pay to the property seller or vendor, if you're not on a 100% mortgage.
FUNDING SOURCES
It's obvious we cannot build a formidable mortgage lending business relying on retail deposits and/or retail investments in a country like Ghana with poor saving habits and non-existent capital formations and/or patient capital. Additionally, deposit-taking lending business is not a model we are even interested in, let alone think of pursuing that model in Ghana.
DCANS Mortgage has access to low-rate in-house loans (intra-group) and patient capital investments to finance our no upfront fee non-deposit taking mortgage lending. Our in-house funding providers include Hedge Funds, Family Office, Private Equity, Venture Capital, Proprietary Trading Firms (FX, Stocks, Precious Metals and Cryptos) in addition to reinvestment of groupwide profits and capital.
STAYING AWAY FROM RETAIL FUNDS (DEPOSITS + INVESTMENTS)
How many retail investors would have been patient with us till this day when some of our forex trading positions did not go according to plan on the back of the shocking June 23rd 2016 Brexit Vote? or the shocking Donald Trump election on 11th November 2016 that rattled global markets? Did you see any of the institutional investors hitting the streets with Ghana's financial sector clean-up? Only retail investors were heard as most corporate investors are sophisticated and somewhat patient to get such issues resolved.
Neither did you see of the institutional investors with China's Evergrande Group picket at the indebted property developer's premises? Answers to this question and the few above underlines our (the group) decision not to allocate resources to managing retail deposits and/or investments.
LONG TERM INVESTMENT STRATEGIES
We (The DCANS Group Limited - DCANS Mortgage parent) play the 'long game', albeit interspersed with short-term 'opportunistic plays'. Our patient entrepreneurial approach enables us to grow exponentially via a variety of tactics and capital raising strategies without ever having to rely on retail deposits or retail investments.
