A. No Upfront Fees Required when buying from any of the following providers:
• Build Now Pay Later (incl External Partner Builders)
• GhanaStartups.org Existing Partner Home Builders
Upfront fees are deferred (not waived) for the above providers because we would have known the authenticity of the ownership of lands these homes sit on.
B. When Upfront Costs Will Be Required
Buying from an external and/or non-preapproved builder comes with due diligence (Searches). Searches are not free, hence upfront cost will be needed. Prospective homebuyers coming via external builders must do their own thorough due diligence before providing land and/or house documentation to us for processing because any fee paid would be lost (non-refundable) if the Land Title / Deed are under litigation or encumbered.
Customer-initiated due diligence:
Before you even commit to submit any external property to us, we recommend that you do your own due diligence (which may cost less) before availing yourself to our mandatory due diligence. Use the following tips to carry it out on your own:
- Land Title / Deed MUST be in the name(s) of the company (or shareholders/owners) selling the house to you
- House MUST have a valid Building Permit
- House MUST NOT be in a flood-prone location (ask your district/municpal assembly)
- House MUST NOT be in an earthquake-prone location
The above tips would be verified and/ascertain, and your application would be declined and any fees lost, so we encourage you to confirm the following before you submit your Pre-Qualification with us. Alternatively, you could save yourself the upfront fees and all the hassle by encouraging your homebuilder to become a partner with us.
Qualified Properties under this option must already be complete and ready for habitation. We would need the following as part of your pre-application:
